Checking the electrical safety of rented private homes

Private landlords should ensure that all electrical installations, such as light sockets and plug sockets, are tested and checked by an electrician.

The landlord receives a written report from the electrician. Tenants should also obtain a copy.

Checking should be done at least every five years.

If your tenancy began on or after June 1, 2020

  • A check should have taken place before you moved into your new home
  • You should have received a copy.

If your tenancy began before June 2020

By 1 April 2021, your landlord must have ensured that a check has been done.

Your landlord may instead issue an Electrical Installation Certificate (EIC), if the property has been built or rewired within the last five years. The landlord does not have to conduct a safety inspection.

Your landlord is not required to conduct electrical safety tests if you are a tenant, but they may do so if they wish to ensure the home’s safety.

What are the tests performed during a check-up?

The electrician will test and inspect the electrical installation in your property.

As an example:

  • plug sockets
  • light fittings
  • fuse boxes
  • electric showers
